日本住宅宿泊事业法《民泊新法》，开放位于住居专用地区（1）的住宅（2）可作为民泊
出租，解除住宿日限制（3），申报即可（4），但每年营业日数上限180日（5），且各地
方自治体得为更严格的规定（6）。
（1） 旅馆业法禁止
（2） 旅馆业法规定建物用途须为旅馆
（3） 如大阪市民泊条例限制二夜以上
（4） 旅馆业法采许可制
（5） 旅馆业法无营业日数限制
（6） 部分地方的条例甚至不开放住专地域 ，如神户市除北区有马町外，全部住专地域
禁止民泊；东京都大田区全区住专地域禁止民泊。
